Our most common questions
A Booking Deposit of 30% of the total Rental cost is payable at the time of Booking.
The balance to be paid no later than 8 weeks (56 days) before the start of the Rental Period.
If the Booking is made within 8 weeks of arrival, full payment is due immediately.
Failure to pay the balance may result in cancellation of the Booking.
A refundable security deposit of £500 is required. Deductions can be made for:
Damage,
Excessive cleaning,
Breach of Terms,
Unauthorised Guests or pets.
Refunded within 7 days of departure.
We reserve the right to cancel Your Booking if full payment is not received at least 8 weeks prior to arrival.
If You wish to cancel Your Booking, You must notify us in writing as soon as possible.
Cancellation charges:
More than 8 weeks: Loss of Booking Deposit (30%)
8 weeks or less: 100% of total cost
If the Property is re-let, a refund (of the rebookiing fee less £150 admin fee) will be made within 7 days.
Guests are advised to obtain comprehensive cancellation insurance
Our standard arrival and departure times are:
Arrival from 4pm on your chosen arrival day.
Departure by 10am on your departure day.
Please respect these times as they are in place to allow us enough time to have the cottage cleaned before and after your stay.
The cottage includes:
Bed linens, towels, all utilities and wifi.
We offer a basic supply of the following household items:
Loo rolls, kitchen cloths, tea towels, washing up liquid, cleaning cloths, pan scrubbers and dishwasher tablets.
Salt, pepper, coffee, tea, sugar, milk, eggs, butter and loaf of bread.
Laundry soap, hand soap, shower amenities (shampoo, conditioner and shower gel).
Well stocked kitchen with a good supply of cooking and baking equipment.
Enough crockery, cutlery and glassware suitable for large groups.
Yes, we provide luxury bed linens and towels. All beds will be made up ready for your arrival and we provide one extra large bath towel per person and a hand towel in each bathroom.
Tea towels are also provided.
Yes we have wifi throught out the building. We are in a rural area so the speed can vary on occasions.
Yes in the main we have reasonable moble connection depending on the network. EE is good, other netwoks depend on where you are on the property. However due to the traditional style of the building reception can vary.
Yes we have a washer and dryer in the boot room.
Yes we have secure push bike storage.
Ladywash Cottage is dog friendly and responsible dog owners are welcome to bring a maximum of two well behaved dogs per visit.
We do not charge an additional fee to bring your dog.
Guests wishing to bring their dogs must abide by the following rules:
Inform the owners that you are bring dog(s) at the time of booking.
Dogs must be under strict control at all times both inside and outside of the property.
Dogs must be well behaved and house trained.
We have a strict policy that dogs must stay out of bedrooms and off of all soft furnishings.
Dog owners should bring the dogs own bed / basket.
Any fouling whatsoever must be cleared up without delay.
Dogs must not be left alone in the property or elsewhere at anytime.
For the dogs safety, please do not leave them unattended in the external areas at any time as the properties boundary walls may not be completely secure.
All dog hair must be cleared up prior to departing.
All dogs must be free from parasites and fleas before entering the cottage. Failure to ensure this by the owners will result in subsequent charges.
As we are a working farm, dogs must be kept on a lead at all times due to livestock being in the field.

You are booking the property and not paying a per person price therfore we are unable to renegotiate on the price if the group size reduces.
Please note that the maximum number of guests is 10 people.
We do not provide travel insurance, however we do recommend that you purchasing travel insurance to cover the unexpected such as ill health, bereavement, car break down, flight delays etc.
Our cottage is strictly non-smoking and non-vaping. Smoking and vaping can trigger the fire alarm. If this is ignored, you may be charged a fee for fumigating the cottage.
We offer both feather and hypoallergenic pillows in the bedrooms.
Please confirm prior to arrival if you require only hypoallergenic pillows.
Please note that scatter cushions may have feathers.
We need to know the names of all guests staying in order to meet the UK fire regulations, insurance needs and health and safety requirements.
You do not need to advise us of all guests names at time of booking but will require the names of all guests 2 weeks prior to arrival.
We can provide 1 travel cot and 1 high chair.
Please request this prior to arrival.
If you require a travel cot, we can not provide bedding / linen for these, so please supply your own linens.
You can organise deliveries, all we ask is that you organise the deliveries to arrive when you will be there to accept them.
